This weeks update

Over the last few months I got married, had a couple family trips, and I was in & out of the hospital for a while. Life was busy this Summer! While I was continuously posting on my social pages, I did let the blog slip a little bit. Lets turn that around!

What’s happening in real estate across the Triad and North Carolina? Here’s what buyers, sellers, and homeowners should know this week! 👇

1. Mortgage Rates & Affordability
Higher mortgage rates are putting pressure on buyers’ monthly payments. If you’re planning to buy, compare lenders and look beyond the interest rate to understand your total monthly costs.

2. More Homes on the Market
The Greensboro–High Point area is seeing more homes for sale, and more sellers are reducing their asking prices. That means buyers may have more choices, while sellers need a smart pricing and marketing strategy to stand out!

3. Local Development Matters
Proposed housing developments around Guilford County are a reminder that growth can affect traffic, property values, neighborhood character, and future housing options. Always research zoning and development plans when buying property!

4. Real Estate Fraud Is Still a Concern
The NC Real Estate Commission continues to warn about seller impersonation scams, especially involving vacant land and properties owned by people who live elsewhere. Always verify ownership and be cautious of unusual payment requests.

5. AI Is Changing Real Estate Marketing
Virtual staging and AI-enhanced listing photos can make a property shine, but transparency matters! Photos should never mislead buyers about a home’s actual condition or features.

What does this mean for YOU?

Buyers: More choices may create opportunities to negotiate. Get pre-approved and know your budget.

Sellers: Pricing correctly from the beginning and having a strong marketing plan can make a real difference.

Homeowners: Even if you’re not ready to move, understanding your home’s current value can help you plan for the future.
